Sales Information Packs Update

The Board has been reviewing the costs residents may face when selling a property at Oak Tree Gardens.

Earlier this year, we asked LSH to introduce a maximum charge of £150 for sales packs and associated post-completion administration. LSH did not agree to reduce its sales pack fees to this level.

However, following further discussions, LSH agreed a site-specific concession for Oak Tree Gardens, reducing its post-completion fees by 50% on future sales.

The Board has accepted this concession for the time being, while making clear that we do not consider the wider sales-related charging structure to be settled.

We will continue to review these charges and seek better value for residents where possible.

To help reduce unnecessary costs, many of the standard documents normally included within a sales information pack are now available through the Conveyancing section of the Oak Tree Gardens website. Residents and their solicitors should therefore check the documents available there before purchasing a formal sales pack.

We have also asked LSH to provide the Board with a monthly report showing all Sales Information Packs and post-completion fees charged at Oak Tree Gardens, including the standard fee and the discounted amount actually charged.

This will allow the Board to monitor the agreed 50% reduction and provide greater transparency for residents.

The Board will continue to keep the overall sales pack process and associated costs under review.
