Estate Site Inspection Update
The Board has now completed the joint site inspection with Bloor Homes and LSH as part of the ongoing land transfer and estate handover process.
The inspection allowed all parties to walk the estate together, review the existing snagging list and agree a number of follow-up actions before the Board can properly consider accepting the managed land.
These actions include further work and investigation relating to roads and paths, drainage, barriers and gates, landscaping, allotment fencing, the Berryhill Lane area, signage and the estate’s SuDS infrastructure.
Further inspections and technical information are also required in a number of areas, including drainage and roads during wet-weather conditions.
The Board has not accepted the land, and attendance at the inspection did not constitute agreement that the estate is ready for transfer.
We will now continue to monitor the agreed actions with Bloor and LSH and make sure the outstanding works and information are properly addressed before any decision is taken.
The Board’s position remains that residents should not inherit avoidable defects, liabilities or costs as part of the transfer.
Land Transfer – Outstanding Actions and Next Steps
Following the joint site inspection, the Board is now working from a consolidated schedule of outstanding matters with LSH and Bloor.
This includes a number of physical defects, technical issues and information requirements which need to be resolved or clarified before the Board can properly consider accepting the managed land.
The current outstanding matters include roads and paths, drainage and standing water, barriers and gates, allotment fencing, landscaping, Berryhill Lane, signage, the Woodings Meadow boundary and access arrangements, play-area information and a number of SuDS and balancing-pond issues.
Further evidence and technical information is also being requested in relation to the SuDS infrastructure, including as-built information, construction and specification details, maintenance requirements and future responsibility.
Bloor has also agreed that certain drainage and road issues should be reviewed again during wet-weather conditions, when the problems are easier to assess properly.
The Board is continuing to maintain the schedule as a live working document and further items can be added where additional defects or incomplete works are identified.
The land has not been accepted by the Management Company.
The Board will only consider the transfer once the outstanding actions have been properly addressed, the necessary evidence has been provided and we are satisfied that residents are not being asked to take on avoidable defects, liabilities or costs.
